Armstrong Company was founded in 1987 to address the property tax needs
of companies that owned complex industrial property. Our company
is a Christian based, issues oriented firm, which specializes in
analysis and valuation of manufacturers' personal property and real
property assessments. Our approach to representation is to represent only 10 new properties per year, whereby giving our firm the necessary time to fully develop the issues of each case and find the proper valuation solutions to each issue in accordance with the prevailing tax laws for the state in which is located. This approach includes an extensive on-site inspection of the property and interviews with key personnel that are best informed of the property being evaluated. The Armstrong Company then forms a team of knowledgeable professionals, including attorneys proficient in the state's property tax laws and qualified independent appraisers to prepare a full and detailed valuation of the property and making sure to address all issues involved in the assessment. A key element to our success is the time expended to develop each case. In addition to gaining a working knowledge of the subject properties' production process and equipment employed, our firm must also research the past years assessments to be able to determine how the property is being valued by the assessment office. Once the methodology is determined, then the issues of assessment can be determined and addressed. These issues most often include but are not limited to economic and functional obsolescence not addressed by the various state depreciation schedules, effective and physical life issues, inventory value issues as compared to cost as well as incorrect fixed asset listings that often include "ghost assets" and capitalized items of maintenance and repairs, which though may add value use value to the asset, typically add no market value to the asset. Each state and each property, even within the same industry, are different and therefore no guarantees of outcome can be made proir to the valuation process. It is for this reason our firm works exclusively on a contiingency basis in which the client pays our firm nothing unless our efforts benefit the client with real tax savings.
